Ocean Crest Residence - Design and construction of renovated home, transforming it from a 3 bed, 2 bath single story to 4 bed, 4 bath two story with roof deck.

Buccaneer Townhomes - Design and development proposal to carve away a section of unused land at the Oceanside water treatment plant, creating beach-near living.

North Park Quarter - Design and development proposal for additional unit at rear of lot of existing 3 bed home, this 5 bedroom home soars 40 feet high.

Circula Panorama 3 Lots - Residential development proposal for three homes on contiguous lots, the properties were sold prior to construction as land with conceptual plans.

Circula Panorama Lot 2 - Custom designed for land purchaser during escrow, this spatious luxury residence includes a library and prayer room.

Circula Panorama Lot 1 Original - The initial design for the best of the three lots, this contemporary residence celebrates the westerly view utilizing floor to ceiling glazing.

Circula Panorama Lot 3 Original - The initial design for the steepest of the three lots, this dynamic residential design pays homage to the angular wings of the airplanes landing miles away.
